What makes JS2's approach different?
At JS2 Partners, we're pairing our nationally recognized custom building processes with new manufacturing technology. This novel offsite construction method delivers speed, precision, and consistency - without compromising quality or occupant health. Multi-family construction is completed 2 - 3 times faster than it will typically take using standard construction. Which means more profit, quicker!
How does it work?
Building and design is done in a controlled indoor environment, from start to finish. Homes, apartments and commercial projects are built in 40' sections inside of a state-of-the-art manufacturing facility. The typical challenges of site built construction, such as weather delays, material shortages, and fragmented trades are greatly reduced, some issues even eliminated. The end product is then assembled in just a few weeks, on location, as a permanent structure.
Is this the same as modular or pre-fab construction?
Nope. Rather, this new technology offers an unprecedented level of quality control and cuts the time it takes to build at quality custom levels, making the whole process 2-3x quicker. From single family homes, to 20 story tall steel apartment buildings, this is a game changer for residential and multifamily construction projects. Construction is underway 24-7 (yes, there are three shifts of workers at our factory). It's a smarter, more controlled way to build better housing at scale.
What is JS2's main competitive advantage?
A buyer (or renter) can look at two homes in the same location, that look and cost the same. But at the end of the day, the discerning buyer will inevitably choose the healthy place to live with no VOCs. We build a superior product that's good for people and the planet, and people want to be a part of that.

Are there any constraints or limitations?
This is our favorite question! There are no constraints... rather we've found opportunity to develop safer, more sustainable standards for building. This is where our product proves to be truly different.

METHODS. For us, it's not just low voc. Our standard is no voc. We've removed toxic materials found in traditional construction, prefab, 3D printed, and modular — and replaced these common materials with natural, inert products. The result is beautiful custom-level quality and zero VOC living spaces.

SIZE. There are no size limitations either. Any size design is possible with our offsite construction method—from a small bungalow, to a 50-home SFR development, and modern apartment buildings up to 20 stories tall.

EXPERIENCE. The JS2 Partners team has decades of combined experience designing and building commercial and residential. From large neighborhood developments and ultra-lux custom houses, to tiny homes, to strategic real estate marketing, the JS2 team continues to do it all, very well.

Rusty Stout
chief of development & construction
Rusty brings 20+ years of construction experience and has managed over $300M in projects. After selling his commercial GC firm, he co-founded JS2 Partners with his wife, Jen - the first company ever to focus solely on designing and building healthy homes.
Rusty is a licensed Texas realtor, holds a Real Estate Development certificate from Cornell University, a Project Management Professional designation from Park University and co-authored 'Healthier Homes'. Rusty serves as the chairman for the City of Horseshoe Bay Builder Committee and is a past president of the Hill Country Builders Association.

Jen Stout
chief of marketing & operations
Jen brings entrepreneurial leadership and an eagerness for innovation. She founded JS2 Partners alongside her husband, Rusty. While her career background is in marketing and business development, Jen's passion lies within making a difference in people's lives. Her own health struggle with mold over a decade ago is what started her healthy home building journey. Jen is a respected expert in home building & wellness.
Jen co-authored the book 'Healthier Homes' with Rusty, and is a contributor to Forbes.com. Jen holds a Bachelor of Science Journalism from the University of Colorado, Boulder and a Master of Business Administration from Southern Methodist University. Jen was the past Executive Director for the Hill Country Builders Association and is an active member of the Forbes Business Council and Sustainable Furnishings Council.
